Competition in the residential real estate market in St. Petersburg has led to the fact that developers are now paying attention to every detail. And even more so on such important issues as the appearance of buildings and premises. Among other things, the finishing of common areas stands out here, a problem that almost 10 years ago almost did not exist in mass domestic construction.

Common areas or, as experts say, MOPs in Soviet times served one purpose: to allow residents to get into their apartment with the least hassle. At the same time, practically no attention was paid to their design and decoration. As a result, some time after the commissioning of new buildings, it was scary to enter such front doors. Literally.

The situation has begun to change in recent years. The struggle for buyers, who are becoming more and more picky, has led to the fact that builders began to pay more attention to the living environment of their houses and neighborhoods in general. This also affected the improvement in the quality of MOP finishing as an important sales factor - it began to play an important image role and influence pricing.

“The general trend of the construction market is the spread of a landscaped living environment throughout the entire territory of the residential complex,” says Denis Babakov, commercial director of the business unit. “LSR. Real estate - North-West". – Finishing options are determined by the class of the object, but, in any case, now the leading developers of St. Petersburg have a clear understanding that the living environment is not only your own apartment (with or without finishing), but also the finishing of public buildings and landscaping of the territory of the residential complex. Such an integrated approach to understanding each “spot” is a fait accompli and a positive market trend.

Let me give you an example from our practice. We offer objects of different classes on the market - from economy to elite - and today each object includes landscaping, high-quality finishing of elevator and entrance areas. Of course, it corresponds to the class of the object. For example, in the decoration of MOPs in the houses of the second stage of “Smolny Park”, marble and expensive wood species, stained glass glazing, huge halls are justified - this is a de luxe class residential complex, the highlight of which is the decoration of public areas, which is unique even for the elite segment.”

To attract buyers, developers began to experiment with architectural solutions for entrance lobbies, color schemes in hallways, finishing materials and the formation of MOP space.

“In the houses of the New-Ton residential ensemble, the common areas will be decorated in accordance with the original design project, bright and not everyday. There are spacious storage rooms, places to store strollers and bicycles, good plastic doors, decorative plaster, wear-resistant tiles on the floor,” they say. GC "Lenstroytrest".

“If we talk about our company’s projects,” says Sergey Stepanov, sales director of the company "Construction Trust» , – then they combine elements of both comfort and business class. At all facilities, we provide high-quality MOP finishing, harmonious in design, meeting modern trends - maximum light, space, and comfort. The original design of the entrance lobbies, the attractive appearance of the entrances and elevator halls is one of the competitive advantages of our company’s facilities. The demands of buyers today are growing, and they look not only at the square footage or price of the apartment, but strive for a certain quality of life, which consists of many “little things”, including what the entrance to your new house looks like, the elevator hall, entrance".

Many developers add various “bonuses” to the decoration of front doors: free Wi-Fi, shoe shine machines, small architectural forms. But you need to take into account that the costs for this are considerable, despite the fact that in economy-class and partly comfort-class houses the main emphasis is on the cost of apartments. And although the MOP area there is small - a corridor, a concierge booth, storage rooms, the price per square meter of living space in such houses is low, so there are no additional funds for expensive decoration of the front doors. Although some developers manage to include an option for “free” high-quality and original finishing of the premises - as part of marketing campaigns and an attempt to stand out among competitors.

“Previously, only projects of a class not lower than the business segment could afford individuality. Today this is already a thing of the past, and each house becomes unique in relation. Regardless of the class, be it the mass market or the premium segment, for each Setl City project, our specialists order the development of a design project for public areas from design and architectural bureaus, says Oleg Pashin, General Director of LLC "CRP "Petersburg Real Estate". – Thus, there are no identical halls in our buildings - they are all original. I have no doubt that, including in mass-market class houses (including the comfort and economy segments), residents deserve exactly this kind of treatment: the comfort of living should be organized not only in the apartment, but also outside it.”

According to Pashin, Setl City is trying not only to create a beautiful hall, but also to make its design, so to speak, “in keeping with the theme” - in a theme or with symbols that correlate with the brand, with the “legend” of the residential complex. For example, in the Tokyo residential complex, which has already been commissioned and occupied, the hall is decorated with a mosaic panel depicting bamboo, which is associated with Japan and, accordingly, with its capital. And in the More project in the halls there is a stylization that will resemble the water element. The halls of the Atlanta-2 residential complex were decorated with a panel (photo printing on tempered glass) depicting a panorama of this city.

In the business and premium segments of housing, it is not customary to skimp on finishing, since buyers of apartments in such houses are very picky, and for them it is important, upon entering the front door, to find themselves not in a plastered corridor, but in a spacious hall with an original interior. We have already written about the differences in the class of housing; according to the Unified Classification of Multi-Apartment Residential New Buildings, the interior decoration of public areas in business-class housing requires high-quality materials: decorative plaster, ceramic tiles, artificial stone, etc. Residents of the “elite” will every day walk through the halls with designer decoration (naturally, high-quality materials).

“Our approach to MOP premises is characterized, in particular, by the fact that we, as a Finnish company, pay special attention to aspects of functionality - from the point of view of both planning solutions and finishing design projects,” notes the head of the company’s product marketing department "YIT St. Petersburg" Maria Kuksa. – The functionality and rigor of the solutions used, characteristic of the generally Scandinavian style, in the YIT DOM residential complexes successfully ensure the high comfort of our product for customers.

For example, it can be especially noted that when carrying out a major renovation of three historical buildings on Smolny Prospekt (as part of a large-scale project to create an elite residential complex “Smolny Prospekt”), a consistent design for the main staircases and halls in all houses was developed in the same style. In the decoration of public areas, a number of elements are performed in a historical style, based on preserved original fragments of historical interiors, as well as documentary materials. When decorating the main staircases, lobbies, and railings, cast iron with oak handrails is used; the entrance doors to the main entrances will be made of solid oak. And for the buildings under construction at the Smolny Prospekt complex, the design project for finishing the MOPs was developed by the bureau of the famous Spanish architect Ricardo Bofill, who completed the architectural concept and design of the entire complex.”

According to statistics, MOP finishing is not among the top requirements when choosing a new building (traditionally, the first places are price and distance from the metro), however, companies are beginning to note increased interest from buyers: with the current competition and comparable prices, even the color of the tiles on the floor, the level illumination of halls, colored glazing and design of entrance groups.

Decoration of common areas in new houses

Now clients are becoming more and more demanding, paying attention not only to the decoration of apartments, but also to the design of common areas - the entrance lobby, common corridors, etc. And in this case, the decoration of common areas becomes the hallmark of houses not only in the high price segment, but and comfort and even economy class.

Nikolay Grazhdankin, head of sales department of ISK Otdelstroy

It is very important what impression is created on future residents when they enter the entrance. This impression carries over to the entire house. That’s why it’s so important that houses have front entrances.

High-quality finishing of MOPs is now one of the requirements for comfort class residential buildings. With each new phase in the “New Okkervil” residential complex, we improve the standard of finishing of MOPs, choosing more modern and high-quality materials, using new planning solutions, etc. For each house, we develop our own front door design project. For example, in the front doors of the third stage we have suspended ceilings, high-quality metal doors, Kerama Marazzi tiles on the floor and walls, improved lamps, and silent Mitsubishi Elevators. Each front door has a room for a concierge, who begins his work immediately after the house is put into operation.

The final finishing of MOPs is done upon completion of all plumbing, electrical installation and other work related to the installation of engineering and finishing of apartments. All this work is done, of course, before the house is put into operation. By the time move-in begins, the finishing of the common areas should already be completed.

All work on finishing the front doors is included in the cost of the share participation agreement; the client will not have to pay anything additional.

Irina Timofeeva, head of project preparation department at SetlCity

We strive to carry out the final finishing work on MOPs last, just before putting the house into operation, because... constant traffic of workers and construction materials can spoil the finishing. In any case, at the time the Shareholder receives the keys to his apartment, the finishing work in the MOPs has already been completed.

The finishing of common areas is the same part of the developer’s work at the site as, for example, the glazing of window openings. No additional payments are required from residents.

The design documentation, which undergoes examination, specifies the finishing parameters for entrance lobbies, elevator lobbies, floor corridors and other common areas. It describes in detail all the necessary technical characteristics for the types of finishing of all surfaces. Then the company develops a design project that determines the remaining details, such as, for example, color scheme.

Because the equity participation agreement provides for the transfer to the Shareholder of an apartment in a house built in accordance with the design documentation, then in essence the developer’s obligation to finish the MOPs is recorded in the DDU itself.

Regardless of the class, for each project we order the development of a design project for public areas from specialized firms - designers and architects. Therefore, there cannot be two identical halls in our projects - they are all original. I am sure that buyers deserve just such an attitude, because the comfort of living should be organized not only in the apartment, but also outside it.

Moreover, each design project, for example, a hall, correlates both with the style in which the building is being erected, and with the brand of the house, with the so-called “legend” that each name has. For example, in the Tokyo residential complex the hall is decorated with a mosaic panel depicting bamboo, which is associated with Japan and, accordingly, with its capital. In the “More” project, the halls are designed in blue, white and blue tones, symbolizing the water element. In the GREENLandiya residential complex, the entrance groups will be decorated in various shades of green.

At the same time, our company has currently developed a finishing standard for comfort class houses, which does not cancel the author’s projects, but brings them to a common denominator. So, on the floor we always have high-quality porcelain stoneware, domestic or imported, but always wear-resistant. The walls are plaster with decorative painting; the elevator hall area is also decorated with decorative tiles. Moreover, all colors and textures are in accordance with the developed design project.

Maria Kuksa, head of product marketing department at YIT St. Petersburg

Beslan Bersirov, co-owner of Stroitelny Trest CJSC, deputy general director of the company

The Construction Trust company is a conscientious developer, and we ensure that the facility is fully ready by the time it is put into operation. This also applies to the finishing of common areas. As a rule, it occurs immediately before representatives of the acceptance committee arrive at the site. Without the final finishing of the MOP, not a single developer in St. Petersburg will be able to deliver a house.

Protection against damage, for the period of large-scale repair work until the residential complex is completely occupied, is usually provided in elevator cabins: the developer transfers the elevators to the management company with a special “vandal-proof” coating that covers the cabin lining and mirrors.

Regardless of the class of the residential complex, residents have the right to count on high-quality finishing of common areas. Differences may be in the level of finishing materials. For example, an object belonging to the business class requires high-quality MOP finishing using decorative plaster, ceramic tiles, artificial or natural stone. Developers working in the mass market segment may limit themselves to more standard finishing options. These criteria are spelled out in more detail in the Unified Classification of Residential New Buildings, adopted earlier this year at the federal level http://www.fondrgs.ru/files/docs/Edinaya_klassifikaciya1.pdf).

A distinctive feature of the Stroitelny Trest company is the optimal combination of elements of both comfort and business class. During the design of each facility, our specialists create an individual design project for common areas that meets the architectural concept of the house.

Lvovich Alexander Vladimirovich, General Director of IC "Navis"

Let me clarify right away - without finishing the common areas, the house will not be put into operation. This is enshrined in SNIP.

Another thing is that we do not have a gradation of finishing requirements depending on the class of housing. The finishing depends on the desire, imagination and capabilities of the developer. Our facility, the BDT House, will be commissioned this year. And only a year later, when massive apartment renovations are completed, the company will return to the site to renovate the common areas. It is no secret that workers carrying out apartment renovations do not really care about the safety and cleanliness of common areas. We are forced to wait for the completion of major renovation work in the apartments. At the moment, the walls have been painted and the floors in the MOP have been leveled. In the future, we plan to carry out a comprehensive renovation of the entrance areas, laying tiles on the floor and other finishing works. On the other hand, in the low-rise complex “Shcheglovskaya Usadba”, where all apartments are rented with a fine finish, which means that repairs will not be widespread, the finishing of the MOPs will be carried out before the building is put into operation. Thus, residents will move into finished houses and will not have to experience the inconvenience of additional finishing work.

Vladimir Sparak, Deputy General Director of the ARIN Academy of Sciences

The higher the class of housing, the more attention the developer pays to the design of the MOP. In the “elite” class, designers are involved in the work and create a unique project. They don’t skimp on materials either: ceramic tiles, natural stone, etc. are used. To decorate the lobby of one of the projects, the developer purchased an antique chandelier.

In the “economy” segment, on the contrary, developers try to save as much as possible on finishing the MOP. Some design features or expensive materials increase the cost of housing for the end user. Buyers of such housing are not ready to overpay for it. But for comfort-class housing, well-finished and well-thought-out MOPs are an additional advantage when purchasing an apartment.

Polina Yakovleva, director of the new buildings department at NAI Becar

Russian developers began to think about finishing public spaces only about five years ago; previously, such objects were found only in the elite segment, and their number was insignificant. Today, almost every developer offers MOP finishing, and its level depends only on the class of the object. If in elite projects the halls are usually decorated with marble and various fountains, then the level of finishing in the economy class, of course, is at a lower level.

As a rule, the finishing of common areas occurs at one of the last stages of the project’s implementation; it happens that even after the commission has passed. Most often, developers do the necessary finishing, but during the finishing work that is carried out in the apartments, they cover the entrances and elevator halls with materials.
